  • MOVE-IN AND MOVE-OUT INSPECTIONS

    To ensure each new tenant's satisfaction, we conduct thorough inspections of every unit before they move in. Any minor repairs required are promptly addressed, and we carefully document any pre-existing normal wear and tear. Similarly, when a tenant vacates the premises, we conduct another comprehensive inspection. Any repairs attributable to the tenant's occupancy are attended to and deducted from their security deposit. Following this, the property undergoes a meticulous cleaning process and performing any additional wear and tear type repairs needed, ensuring it's in pristine condition for the next occupant.

  • RENTS

    We kindly remind tenants that rent is due by the first of each month and considered delinquent after the third day. We strive to work cooperatively with responsible occupants to facilitate timely rental payments. To ensure convenience, we offer multiple payment options including online bill pay, cashier's check, money order, over the counter bill pay at participating retailers, online debit or credit, or simply visiting our office during business hours. In accordance with Texas State Law, if a tenant fails to pay rent within a reasonable time period, a 72-hour eviction notice will be issued and submitted to the local Justice of the Peace.

  • REPAIRS

    We provide our clients with the freedom to choose between their preferred professionals or opt for one of our licensed, bonded, and insured vendors, carefully selected for their responsiveness, quality workmanship, and cost-effectiveness. For emergencies, our services are available 24/7, ensuring prompt assistance whenever needed. We've established connections with numerous handymen who offer effective and efficient services at reasonable rates, providing practical solutions for simple tasks such as changing out a light fixture or unclogging a toilet. This allows for swift resolution without the expense typically associated with licensed and bonded companies.

  • FINANCIAL SERVICES

    We provide you with user-friendly, computer-generated monthly financial statements for clear and concise oversight of your property's finances. Additionally, if you opt for our services, we can handle the payment of monthly expense invoices on your behalf for an additional 1% commission. This encompasses a range of expenses such as various utility charges and homeowner dues, which are seamlessly deducted from the rents collected. By the end of January each year, you'll receive your 1099 form along with a comprehensive cash flow statement, simplifying the tax filing process for you.

  • EVICTION ASSISTANCE

    In the event that eviction becomes necessary, rest assured, we can manage all aspects of the court proceedings, including tenant removal by a constable. If the tenant was placed by our company, our service fee is $100, in addition to court costs. However, if the tenant was not placed by our company, our fee starts at $200, plus court costs. These expenses are typically deducted from the tenant's security deposit at the time of deposit turnover to the owner.
